Avlopp (sewage) permit
lapsedOriginal 2021 permit lapsed under the 2-year start-work rule. SUPERSEDED by Moderna Avlopp Offer 5832 (2026-06-22, approved by Brett): the turn-key price now includes myndighetskontakter — a FRESH tillståndsansökan + projektering — so Moderna files a new avlopp application rather than relying on the old permit, retiring the tolkningsfråga about MEA.2021.4441's survival. Placement per situationsplan confirmed 2026-05-25 (surveyor utsättning, approved by Tullicon). System: Ecobox Small minireningsverk, 5 PE / 750 L/day, Polynite phosphorus trap 500 kg, diffuse discharge to a gravel bed. Next step: BankID- sign Offer 5832 (tick fullmakt) before 2026-07-22, then Moderna submits the new ansökan to Värmdö kommun.

Strandskydd (shoreline protection) dispensation
grantedThe property is inside the 100 m shoreline-protection zone. The 2022 application (Docs/KOMMUN/Bygglov/BygglovLKomp01.pdf) ticked "Helt ny byggnad alt. brygga", "Arbete i vatten", and "Trädfällning" — so the brygga was explicitly in scope alongside the new buildings. Dispens granted 2024-04-04. Decision document not saved locally — retrieve from Länsstyrelsen/Värmdö. Justification: area already built upon, access restricted from outside.
Bygglov (building permit)
approvedApproved: studio/gäststuga 35 m² BYA/BTA + 94 m² deck; bastu 11.3 m² BYA/BTA, 1 m roof overhang; fireplaces in both. Classified as komplementbyggnader — may NOT be used as independent dwellings.
