Värmdö kommunLapsed — Original 2021 permit lapsed under the 2-year start-work rule. SUPERSEDED by Moderna Avlopp Offer 5832 (2026-06-22, approved by Brett): the turn-key price now includes myndighetskontakter — a FRESH tillståndsansökan + projektering — so Moderna files a new avlopp application rather than relying on the old permit, retiring the tolkningsfråga about MEA.2021.4441's survival. Placement per situationsplan confirmed 2026-05-25 (surveyor utsättning, approved by Tullicon). System: Ecobox Small minireningsverk, 5 PE / 750 L/day, Polynite phosphorus trap 500 kg, diffuse discharge to a gravel bed. Next step: BankID- sign Offer 5832 (tick fullmakt) before 2026-07-22, then Moderna submits the new ansökan to Värmdö kommun.
Required before the buildings may be occupied. Submit on completion: confirmation that bygglov conditions were followed; facade photographs (all sides); chimney-sweep inspection protocol (fireplace, flue, roof safety); proof of approved sewage connection; any deviation approvals from the case officer.
Required for the Phase 2 renovation — enclosing the altan changes the fasad. A new ärende, separate from BYGG.2025.1705 (Phase 1 komplementbyggnader). Robert Sandell to lodge. Open question first: does enclosing the altan add BYA (and so re-open strandskydd)? No NEW strandskyddsdispens expected — same footprint, established hemfridszon — but confirm with Värmdö + Robert in writing before lodging, given the Dec 2024 new-build overturn.
Separate track from bygglov, required for the structural work — removing/ relocating load-bearing timmer walls and inserting beams. Triggers a kontrollplan. A structural engineer must size the beams (liggande timmer is monolithic — not a stud-wall job). KA engagement to be confirmed or a new uppdragsavtal signed.
Issued — construction may legally proceed. Simplified kontrollplan for komplementbyggnader (enkla ärenden) confirmed in the startbesked.
The property is inside the 100 m shoreline-protection zone. The 2022 application (Docs/KOMMUN/Bygglov/BygglovLKomp01.pdf) ticked "Helt ny byggnad alt. brygga", "Arbete i vatten", and "Trädfällning" — so the brygga was explicitly in scope alongside the new buildings. Dispens granted 2024-04-04. Decision document not saved locally — retrieve from Länsstyrelsen/Värmdö. Justification: area already built upon, access restricted from outside.
Approved: studio/gäststuga 35 m² BYA/BTA + 94 m² deck; bastu 11.3 m² BYA/BTA, 1 m roof overhang; fireplaces in both. Classified as komplementbyggnader — may NOT be used as independent dwellings.
